Different types of property tax.
If you own real estate, you have to deal with various taxes.
Real estate: Property tax
If you have a (holiday) house or apartment, you must pay the municipal property tax. The rates are set by the municipality and therefore differ per location. The tax that is levied is always a percentage of the WOZ value of your property. This value is determined by the municipality by means of a valuation. They assume the value that the object would yield on January 1 of the previous year. The report of this valuation can be requested and if you do not agree with the value that has been determined, you can appeal against this. This must be done within 6 weeks after receiving the WOZ decision.
Real estate: Transfer tax
If you have received or purchased a property, transfer tax must usually be paid. Think of an immovable property, for example; a home, a piece of land or a business premises, etc.
The rates for the transfer tax are divided into two categories. There are two different rates for this.
- A rate of 2% (2023) for: (This rate is for the transfer of homes in which the buyer himself will live for a longer period of time and for which no exemption from the transfer tax applies).
- A rate of 10.4% (2023) for: (All other real estate. Such as, for example, a business premises, holiday home, or a garage that you purchase later than the home to which it belongs).
Real estate: Wealth tax in Box 3
Owning a real estate object is seen by the tax authorities as having assets. And you have to pay tax on this capital. If you also have a mortgage, you can offset this debt against the value of your house to calculate the taxable capital.
Do you have real estate that you rent or lease. Then it is not necessary to declare the income from this to income tax. However, the WOZ value of the object in question must be known, because these are important data for the tax authorities. You must pay the municipal property tax on this. You must also pay wealth tax on rented properties.
In order to determine how much tax you have to pay, you must first determine what your benefit from saving and investing is. Either; what return you have achieved. You pay a percentage of 31% in tax on the determined return.
